Urban Refuge Spa

The room and the view are fantastic, especially with the floor-to-ceiling windows. The building has a significant Chinese community, which I observed from interactions in the elevator and lobby. However, there are times when the elevator's cooling system doesn't work properly. The location is right on Shaw Boulevard, making crossing the road a bit challenging. Additionally, the traffic in this area can be quite bothersome, even when you're just looking out from your room. Despite this, the proximity to the train station, big malls, and offices in Ortigas makes it a convenient place to stay.

I am utterly enamored with this place, and I find myself cherishing both its exceptional location and the convenience it offers. The fact that it is situated near schools, MRT stations, malls, restaurants, and other essential facilities makes it an incredibly desirable and practical place to reside in. One of the most outstanding features that sets this place apart is the emphasis on security. From the moment I step through the entrance, I am reassured by the stringent gate access control, which extends seamlessly to the elevators. This level of security brings a sense of comfort and peace of mind, knowing that safety is a top priority here. What truly elevates the experience is the outstanding hospitality of the employees and security personnel. They consistently go above and beyond to ensure residents feel welcomed and taken care of. Their warm and accommodating demeanor has made me feel right at home and has fostered a strong sense of community within the premises. All in all, this place has captured my heart with its exceptional location, top-notch security measures, and the outstanding service provided by the staff. It truly feels like an ideal and safe haven that I am proud to call my home.

Twin Oaks Place is located across the street from the Shangri La mall and minutes away from Mega Mall. It was very easy to find somewhere to eat or look for entertainment. It was also really easy to get food delivered to this location. The lobby was always clean and the front desk staff were always pleasant. The main entrances have security and metal detectors which made for a very safe environment. The room we were in was very spacious and clean and had amazing air conditioning. Twin Oaks also has a laundry service which is awesome for backpackers or any vacationers passing through. I was incredibly happy with this establishment and will definitely be returning here the next time I'm in Manila.

The location itself is very good. It's a walking distance from Shaw MRT and malls. The guards are very courteous and helpful which is the complete opposite of the admin and some of the receptionists. We tried to contact the admin a couple of times regarding the cockroaches in the hallway and inside the unit but it appears that they are avoiding us, maybe because they don't want to accept the fact that there are cockroaches in the building or maybe they know but they don't want to take actions . According to one of the receptionist that I talked to, the concern was already forwarded to the admin but the admin mentioned that they cannot send pest control due to covid because they don't have clearance. Hmmm, if they cannot send pest control due to the pandemic then why is it that they are now accepting guests without clearance and visitors are now allowed? We stayed in Twin Oaks Place a couple of times in the past and it was excellent. That is the reason why we keep coming back but we are not sure if we are going back after this incident. I hope the admin can learn from the guards who are always courteous and helpful.

It is located a couple of blocks away from the MRT 3 light rail station. Very convenient location for food and shopping as Shangri-la Mall is just across the street and SM Megamall / Podium Mall is about 10-15 minutes walk away. There are paid public parking in the condo itself. Estancia Mall is about 15 minutes walk away at the Capital Commons (which is another upcoming master planned commercial and foodie district being developed). Around Greenfield itself are several restaurants, and cafes. There is a strip mall nearby and a SM Savemore supermarket nearby.
